- Review of one Contract of Sale and Section 32 Vendors Statement
- Standard property searches required for settlement (additional searches such as Owner Corporation Certificates and company searches are not included)
- Assistance with Stamp Duty assessment and available concessions or grants, including: including Principal Place of Residence concessions, First Home Buyer Grants and concessions assistance.
- Coordination with your lender or mortgage broker regarding loan and mortgage documentation, to ensure your loan is ready for settlement
- Preparation of settlement adjustments, including rates and taxes
- Preparation and lodgement of Stamp Duty forms as required
- Preparation and lodgement of Transfer of Land documentation
- Communication with banks, brokers, real estate agents and other parties involved in the transaction
- Preparation and lodgement of Transfer of Land documentation
- Settlement coordination and electronic settlement via PEXA
- Notification to relevant authorities following settlement

Additional Third-Party Costs
In addition to our professional conveyancing fees, there are certain third-party costs associated with property transactions in Victoria. These may include;
- PEXA Participation Fees for electronic settlement
- Verification of Identity (VOI) Fees
- AML/CTF onboarding and compliance Fees
- Transfer Fees (and Mortgage Registration Fees where applicable) payable to Land Registry

If you have already negotiated a purchase, and signed the Contract of Sale, we suggest you contact us immediately. We can provide you with advice so that you understand your obligations under that the Contract. We will always provide a prompt service and we can do so within the 3 days from signing the Contract in case you wish to exercise your right to cool-off.
